Free live walkthrough. Tuesday and Thursday. Doors are open until Sunday, September 27 at 9:00 PM EDT The Agent Website Blueprint

You know your market better than your website says you do. Let's fix that.

A website built to be found, written from what's already in your head.

See it live on Zoom before you decide. It's free. Pick a time.

Can't make either one? Join the waitlist and I'll email you when the Blueprint goes on sale.

It's a builder that runs in your browser. It interviews you about how you actually do business and plans the site around your answers. Then it writes that site with you, using the AI you already pay for. You end up with a real website. Every page and every word of it is yours, and you host it wherever you like.

Where this starts

Two things that are both true about your website

One

Nobody is searching for you. They're searching for the place. They type the name of a neighborhood, or they ask an AI which of two towns makes more sense, and whoever answers that question well is who they call. Most agent websites don't answer it. They have a headshot and a property search, and somewhere there's a page that says "I'd love to help you find your dream home." So they don't get found, and they don't help the few people who do land on them.

Two

You already know the answers. You know what each neighborhood is really like, what the trade-offs are, and what you tell people in the car on the way to a showing. It's just that none of it is on your website. It's in your head. Getting it onto a page is a lot of writing, and you have a business to run, so it doesn't happen.

Great agents just aren't visible enough online. That's the whole reason I built this.

See it before you decide

Come watch me walk through it.

I'm doing two live sessions on Zoom. I'll go through the Blueprint start to finish so you can see exactly what it does, and I'll answer whatever you want to ask me about it. Pick the one that fits your week.

The agents AI recommends aren't always the best ones. They're just the ones it can find.
What I actually believe

You probably don't need a prettier website.

You need one that says something. A site gets found because of the questions it answers, and it earns the call because the answers were good. How nice the header photo looks has very little to do with either.

So the site this builds is written for the person who's deciding, and most of it isn't about you at all. It's about the places. What it's like there, what it costs, what you give up to get it, what to check before you fall in love with a house. Most visitors read about three pages and leave. If those three pages helped them, you're the agent they remember.

You do show up, in the places where you should. Your home page, your About page, and your own take on every neighborhood, labeled as yours. Nobody else can write that part, which is exactly why it's worth having on the page.

What this actually is

First it asks. Then you build it together.

It's one page that opens in your browser. There's nothing to install and no account to create, and your answers save on your own computer as you go.

First

It interviews you

Seven short sections about your business, your niche, the places you work, what's different about you, and what you already have to show for it. It asks for the things only you know. It doesn't assume your brokerage or your price point.

Then

It hands you the plan

Every page the site needs and what each one is there to be found for. Lead capture that fits your price point. A 90-day content plan. Your brokerage's brand rules. And a checklist for getting recommended by AI search, which is where a lot of buyers start now.

And then

You build the site

The builder writes the prompts. You paste them into the AI you already use and paste the answers back. One conversation gets your voice down. The rest look up the facts from real sources. When you're happy, you download the whole site as a folder of ordinary web pages.

What you walk away with

A real website with real pages. A home page and an About page that sound like you. A page for every area you work and every community inside it. Pages for the choices your buyers go back and forth on, the "this town or that one" question people type into a search box. Guide pages with a form, and a thank-you page that hands over the guide once someone fills it in. Privacy, terms and accessibility pages with the standard wording already there, marked for your attorney or compliance office to review.

Every page has its own title and its own search target, and nothing is more than three clicks from your home page.

How it works

From a blank page to a live site.

You don't need to be technical. If you can copy a message into ChatGPT and paste the reply back, you can do every step of this.

  1. Step 1

    Answer seven sections

Your name, your brokerage, your license number. Your niche and your price point. Every area you can honestly write about and the communities inside each one. What makes you different, in your own words. The reviews and press you really have. If you don't know something yet, skip it. It will ask you later before it ever guesses.

  2. Step 2

    Read your plan

It shows up as soon as you finish. You'll see the full list of pages, what each one is for, the lead capture that fits your price point, and your brokerage's brand rules. You give it your brokerage's brand guide or answer a few questions about it, and it follows that.

  3. Step 3

    Have the voice conversation

You copy one prompt into your AI. It starts with what that AI already knows about you from work you've done with it, so you're mostly confirming and correcting. Then it asks for the things nobody else can give it, like your honest take on each neighborhood and what you tell people in the car. Paste the answers back and you'll watch your site fill in.

  4. Step 4

    Run the research rounds

A full site takes six or seven rounds of copy and paste. It's not one round per page. Each prompt tells your AI to check prices and drive times against real sources, and to leave out anything it can't confirm. If a round comes back short, the builder notices and hands you a prompt for just the missing pieces.

  5. Step 5

    Download your site

One button gives you a zip file. Unzip it, double-click the home page, and your whole site opens in your browser with every link working. Each page is a plain file you can edit yourself or hand to an AI to change. You never need the builder again unless you want it.

  6. Step 6

Put it online and add your photos

The guide walks you through getting it onto a web host and connecting your own domain, including a free way to do it. The site lists every photo it's waiting for by filename. Name yours to match and drop them in the folder. They show up on their own. Your own pictures of your own streets are better than stock anyway, and no other agent has them.

The builder's build panel, with one button labeled Copy the voice interview on the left and a box to paste the reply into on the right
There is only ever one thing to do next. Copy on the left, paste back on the right.
You can be live before you're finished. After the voice conversation and the first round you have a home page, an About page, a contact page and the legal pages. Start with the three or four places you know best and put the site up. Add the rest when you're ready. Adding a place later only asks you about that place.
Being honest about the options

What about everything else?

There are other ways to get a website, and I've looked hard at all of them. I'm not going to pretend they have no value. Here's how I'd actually compare them.

Your brokerage site

It's free and the property search works. It's also the same page every other agent in your office has, and it has nothing to say about your neighborhoods. Keep it. Your new site links to its search.

A template builder

You get a nice layout and a lot of empty boxes. The design was never the hard part. The writing is, and the template leaves that to you.

Hiring an agency

It can be a great result if you have the budget and the patience. You'll pay thousands, and somebody who has never driven your streets still has to get the words out of your head somehow.

Asking AI to "build me a website"

You'll get something in about a minute. It'll sound like every other AI website and it'll invent a statistic or two. There's also a good chance it writes a sentence that breaks fair housing rules. Your name is on that site, so that's your problem.

Doing nothing

This is honestly the most common choice. It costs you nothing this month. It's also why your website still isn't doing anything for you.

The Blueprint

It starts with what you know and gets it onto the page. It plans the site around how people actually search. Every prompt it writes tells the AI to stick to real facts and follow fair housing rules. And everything it makes belongs to you.

Read this before you decide

What it is, and what it isn't.

Most of the time when someone is disappointed in a tool, it's because they were expecting a different tool. So here's exactly where the edges are. If anything on the right is what you were hoping for, this isn't for you, and I'd rather you keep your $87.

What it is

  • A builder that ends with real files. You get one folder with one page per address. You can edit them forever, yourself or with any AI.
  • Built around what you actually have. Reviews and press go on the site only if you have them. Whatever is missing goes on a to-do list for you instead of onto the site.
  • Built to be found. Every page has a search target and the structure search engines look for. It's also set up to be recommended by AI assistants, which is a different thing from ranking.
  • Careful about fair housing. The prompts tell your AI to write the distance and not the ability. "Two blocks from the restaurants on Main," instead of "walkable." If you bring over copy from an old site, it's set up to catch the lines that wouldn't pass today and tell you which ones it changed.
  • Strict about facts. The prompts tell your AI not to make up a price, a drive time, an award or a review. If it can't find a source, it's told to ask you or leave it out.
  • Yours. The builder made the files but it doesn't own them, and it isn't hosting them. There's nothing to cancel.

What it isn't

  • It isn't a template. There's no theme to pick. The structure comes from your answers.
  • It isn't hosting. You get a folder of files and you put it online yourself. The guide walks you through it and there's a free option. You own the domain.
  • It isn't a property search. It doesn't build an IDX or MLS search, on purpose. You almost certainly have one through your brokerage, and your site links to it.
  • It isn't a CRM. Your forms send leads to an address you give it, which is usually your brokerage's. There are no pipelines and no deal stages.
  • It isn't done for you. You do the interview and the copy and paste rounds with your own AI. Plan on a couple of afternoons for a market. It's not five minutes.
  • It isn't an AI subscription. It works with ChatGPT, Claude, Gemini or whatever you already use. That account is yours and it isn't included.
  • It isn't legal advice. The legal pages come with the standard wording and blanks for how you actually work. Your attorney or compliance office reads them before you launch. I'm not a lawyer.
  • It isn't a substitute for reading it yourself. The prompts are strict about facts and fair housing, but AI makes mistakes and I can't promise it won't. You read every page before it goes live.
  • It isn't a promise of leads. A site that's built to be found is where being found starts. Nobody can honestly guarantee what happens after that, and I won't.
  • It won't be this price again. This is a beta launch. The tool is finished. You're getting it for less because you're first, and when the doors close the price goes up. Likely three times up. More on that below.
The guardrails

Your experience in every sentence.

An AI will happily write you a beautiful paragraph that earns you a letter from an attorney. So these guardrails are written into every prompt the builder gives you. AI still gets things wrong sometimes, and I can't promise it never will. That's why you read every page.

You're the expert

If what you say and what the AI found don't match, your version goes on the page. Your take on each place is labeled as yours, and the builder asks you for it instead of writing it for you.

Facts come from sources

The prompts tell your AI not to invent statistics, awards, rankings or reviews. An estimate that was researched and labeled as an estimate is fine. A number that came from nowhere is not.

Fair housing in every line

The prompts tell your AI to describe the place and not the people. That means the setting, the pace, what's nearby and what it costs. It's told not to say who lives there or who it would suit, because that's the sentence that writes itself if nobody is watching.

Your brokerage's rules

Logos, colors, disclaimers and domain rules come from your own brand guide. It doesn't assume.

What you need

You probably have most of this already.

An AI you already use

ChatGPT, Claude, Gemini, whatever you have. Use the best model your plan gives you and turn web search on. The cheap fast ones are fine for chatting and noticeably worse at researching a market. The builder reminds you every time you copy a prompt.

A couple of afternoons

The interview takes about an hour if you have your answers handy. You can be live with your core pages in a few hours. A full market with every neighborhood is a couple of afternoons, and a longer list just means more rounds. Nothing breaks.

Your license and phone number

Both go on every page. Most states require the license number, and it's the first thing your compliance office will look for.

Somewhere to host it

The guide shows you a free way to do it and how to connect a domain. A domain runs a few dollars a year from any registrar.

Your own photos

Ordinary is fine. The light on a corner at five o'clock, the dock, the street on the way to the shops. Never use a listing photo that isn't yours, and the guide explains why.

Someone to review it

They don't build it. Your broker or compliance office reads the site before you launch, the same way they'd read anything else with your name on it. Your attorney or compliance office reads the legal pages. The site is set up so that review goes quickly.

Nice to meet you

Hi, I'm Kate.

I still sell real estate. I've been an agent since 2015 and I never stopped. Before that I spent fifteen years as a marketing executive, and before that I was a broadcast journalist. I also coach agents.

All of that ended up in this tool whether I meant it to or not. The journalist in me won't let a fact go on a page without a source. The marketing side knows a website gets found for the questions it answers. And the agent knows what people actually ask in the car, and that my brokerage page was never going to say it for me.

Why I made this

I created this because I noticed great agents just aren't visible enough online. My clients needed an easy DIY way to get what they already know about their market, their niche and their clients onto their website, without having to pay a high monthly subscription.

More and more buyers and sellers are asking their AI who the best agent to work with is. That doesn't mean the agents it suggests are truly the best, or the right fit. They're just who Google and AI can find.

My goal is to make each of my clients, and you, more visible. To AI and to your next client.

The offer

You're first. That's the whole deal.

I built this for me to use. Mostly, though, I built it because I saw something my coaching clients needed, and a way I could give them a DIY option. Now I'm opening the doors for the first time, to a small group, at the lowest price it will ever be. In exchange I want one thing from you. Tell me how it went.

What you're actually getting

The finished tool. It's not a preview and it's not a demo. It's the whole builder. You get the builder, the publishing guide, and me on the other end of an email.

Here's the part that makes it a beta launch. You're the first agents to run it in your own markets. I'm going to learn things from that. Every improvement that comes out of what you tell me, you get. You're not paying to test something. You're paying less because you got here first.

What happens when the doors close

This price is for this launch only. When the doors close, the $87 price goes with them. The next time they open, it will be at full price, and I expect that to be about three times what you're looking at now. Founding buyers keep what they paid. There's no catching this price later.

The free webinar is Tuesday, September 22 at 2:00 PM EDT. The Blueprint goes on sale 30 minutes in, at 2:30 PM EDT, so it's ready before we even wrap up. Sales close Sunday, September 27 at 9:00 PM EDT. If you're on the waitlist, I'll email you the moment you can buy.

The doors are open now, and they close Sunday, September 27 at 9:00 PM EDT. There's no countdown clock on this page. That's just the day and the time.

What I will and won't promise you

A refund in the first week

If you get in and decide within the first week it's not what you expected, write to me and I'll refund you. I'd rather have the honest reason than the $87.

No promise of leads

I can tell you what the site is built to do. I can't tell you what your market will do with it, and I wouldn't trust anyone who said they could. You do the work. The site gives that work somewhere to land.

A real deadline

The doors close Sunday, September 27 at 9:00 PM EDT. There's no countdown clock and no "only three left." When they close, the price goes up. That part is real.

Every improvement, included

Whatever gets better because of what this first group tells me, you get. Founding buyers never pay the difference.

Before you decide

The things you're probably thinking

These are the real questions I hear. I'd rather answer them here than have you talk yourself out of it quietly.

I'm not technical. Can I really do this?

If you can copy a message into ChatGPT and paste the reply back, yes. There's no code and nothing to install. The builder tells you the one thing to do next at every stage. The most technical moment is dragging a folder onto a web host, and the guide walks you through it click by click.

I already have a website through my brokerage.

Good. Keep it. It has your property search and your compliance is handled. What it doesn't have is anything about your neighborhoods in your words, and that's what people are searching for. This site sits next to it and links to its search.

Can't I just ask ChatGPT to build me a website?

You can, and you'll get something. It will sound like everyone else's, it'll invent a number or two, and it may describe the people who live somewhere, which you can't do. The Blueprint is the part that's missing from that. It knows which pages you need and what to ask you. Every prompt it writes carries the rules about facts and fair housing.

Will it sound like AI wrote it?

That's what the voice conversation is for. It doesn't ask for a writing sample. It asks what you actually think, like your honest take on each place and what you tell people in the car. Then you pick how you want the site to read, and the prompts hold the AI to it. Every round that comes back is a first draft, and there's a button that sends the weakest parts back for a rewrite.

Which AI do I need?

Whichever one you already use. What matters is the setting. Use the best model your plan offers and turn web search on for the research rounds. Without web access an AI won't tell you it can't look things up. It will just guess, and a guessed number on your website is your problem. The builder reminds you every time.

I don't have time.

The interview takes about an hour. A full site takes six or seven rounds of copy and paste after that, and you can spread those over as many days as you want. You can also go live after the first round with your home page, About page, contact page and legal pages, and add your neighborhoods as you go.

Where does the site live? Do you host it?

No. You download a folder of ordinary web pages and put it on a web host you choose. The guide shows you a free way to do it. You buy your own domain. I never hold your site or your domain. If this tool disappeared tomorrow, your website wouldn't notice.

Does it include a property search?

No, and that's on purpose. You almost certainly have an IDX search through your brokerage, and a second one that's out of date does more harm than good. Your site links to the search you already have. What it does is the thing your brokerage site doesn't do. It answers the questions people have about the places.

Where do the leads go?

To an address you give it. Most brokerages give their agents a form address that feeds the brokerage CRM, which is where you want the lead anyway. Your own CRM or your email platform will give you one too. If you offer a guide, nobody gets the file without filling in the form first.

Will it follow my brokerage's brand rules?

Yes, because they come from you. You give it your brokerage's brand guide or answer a few questions about it, and that covers your logo, your colors, the required disclaimers and any rules about your domain name. It doesn't assume. Your broker or compliance office still reads the site before you launch.

What about the privacy policy and the legal pages?

Your site comes with privacy, terms and accessibility pages. The standard wording is already there, including California's. It asks you for the facts only you know, like which services touch a lead and how long you keep one. A review box stays at the top of each legal page until your attorney or compliance office has read it. I'm not a lawyer, and this isn't legal advice.

Will this get me leads?

I can't promise that, and I wouldn't trust anyone who did. What I can tell you is what the site is built to do. It's built to be found for the questions people in your market are really asking, and to answer them well enough to earn the call. When the lead comes, the form catches it. How that goes depends on your market, how many places you write about, how good your answers are, and time.

When can I buy it?

Starting Tuesday, September 22 at 2:30 PM EDT. That's 30 minutes into the first free webinar, which starts at 2:00 PM EDT, so it's ready before the session is even over and you don't have to wait. Sales close Sunday, September 27 at 9:00 PM EDT. It's $87 for this first launch. If you're on the waitlist, I'll email you the moment it goes on sale. Being on the list doesn't commit you to anything and nothing gets charged.

What happens after the beta?

The doors close and the $87 price goes with them. The next time they open, it's at full price, which I expect to be about three times this. If you got in during the launch, you keep what you paid and you get every improvement that comes out of it.

What if it's not what I expected?

Write to me within the first week and I'll refund you. Tell me why, because that's exactly the kind of thing a launch is for.

Here's how to get it
