Where this starts

Two things that are both true at the same time

One

Your income in real estate is ultimately affected by the decisions you make and the actions you consistently take.

Plenty of things are outside your control. The market, inventory, rates, what consumers decide to do this year. But inside those conditions, what you choose to focus on and what you actually execute still moves the number.

Two

But when you're inside your own business every day, it can be incredibly difficult to objectively see what's working, what's not, where you're getting in your own way and what actually deserves your attention next.

You're not missing this because you aren't smart or experienced. You're missing it because you're standing inside it.

How do you expect to change what your business is producing if you can't clearly see what needs to change?

What I actually believe

You probably don't need more information.

At a certain level in real estate, more information isn't what creates better results. Better decisions, intentional execution and consistent course correction do.

Personalized 1:1 coaching is one of the most effective ways to create the strategy, perspective and accountability that support all three.

You don't necessarily need more information. You need to determine what matters, do the work, evaluate what's happening and adjust.

How the work goes

Decide. Execute. Evaluate. Adjust.

This isn't a trademarked method or a curriculum I run everyone through. It's simply the most honest way I know to describe what actually happens in coaching.

Decide→ Execute→ Evaluate→ Adjust
01.

Decide

Get an objective look at what's actually happening in your business and identify what needs your attention now, so you're solving the right problems instead of simply doing more.

02.

Execute

Turn your priorities into clear, specific actions that fit your business, your strengths and your actual capacity, so you know what you're doing and why you're doing it.

03.

Evaluate

Regularly examine your actions, opportunities and results to understand what's working and what isn't, so your decisions are based on what's actually happening rather than assumptions or emotion.

04.

Adjust

Course-correct as your business, your market and your circumstances change, so you don't spend months executing a plan that is no longer serving you.

One distinction matters more than any of the rest: you execute. I bring strategy, perspective, challenge and accountability. The work happens in your business, in your week, in your conversations with your clients. That's not me lowering expectations. It's the entire reason this works when it works.

Why this shape of work

Knowing what to do is not enough.

You already know that from experience. Research on goal attainment tends to agree with you:

  • Implementation intentions. Specific planning around when, where and how you will act improves goal attainment. Deciding to do something is not the same as deciding exactly when you'll do it.
  • Progress monitoring. Monitoring your progress toward a goal improves goal attainment. Looking at what's actually happening changes what happens next.
  • Workplace coaching. Meta-analytic research supports positive outcomes from workplace coaching, including effects on behavior.

I want to be precise about what that does and doesn't say. None of it proves that coaching makes real estate agents more money, and I'm not going to tell you it does. What it supports is the shape of the work: translate intention into specific action, monitor progress, adjust behavior.

Being honest about the options

What about everything else?

There are a lot of legitimate ways to get better at this business, and most of the agents I work with have already tried several of them. I'm not going to pretend they have no value. Here's how I'd actually compare them.

Another course or training
More information, usually on a predetermined curriculum. It doesn't necessarily address what's happening in your business right now.
Group coaching or masterminds
Valuable ideas, community and shared learning, but the attention and the strategy aren't exclusively centered on your business.
Brokerage training
Can provide excellent skills, tools and market knowledge, but it isn't necessarily individualized business strategy and accountability.
Social media, podcasts and books
Virtually unlimited ideas and tactics. The challenge becomes determining which advice applies to you, and then actually implementing it.
Doing it alone
You know your business better than anyone. You're also viewing the problem through the same perspective you've been using to run it.
Private 1:1 coaching
Starts with your business, your goals, your numbers, your market, your strengths, your patterns, your priorities and your circumstances, and it evolves as those change. It also comes from someone who is still selling in the same market conditions you are.

What clients say

Before you read these, here's my position on them. I don't take credit for my clients' success. They did the work. My role is to provide the strategy, perspective, challenge and accountability that help them do that work more effectively.

Nice to meet you

Hi, I'm Kate.

I still sell real estate. I've been an agent since 2015 and I never stopped. I'm not coaching from the sidelines and I'm not describing a market I left years ago. I still have the conversation where a seller wants a number the market won't support. I still have the week where nothing closes and the doubt gets loud. So when you tell me what's happening in your business, I'm not translating it from memory. I know what you're going through because I'm still in it.

My approach as a certified professional coach is about tailored support. I meet you where you are and help you get where you want to be. Together we build practical strategies that are effective and also easy enough to follow that progress feels natural instead of forced.

My coaching centers on clarity, confidence and action. We get crystal clear on what you want. We break it into steps you can actually take. And I give you a place to say the hard thing out loud without any judgment, because most of what's really in the way doesn't get said in a sales meeting.

I'll celebrate every win with you. I'll also tell you the truth when you're playing small. That's what you're hiring me for.

The offer

Here's what I've got.

Private 1:1 real estate business coaching. No cohort, no curriculum, no course library. Just dedicated time on your business with someone whose only job in that hour is to help you see it clearly and move it forward.

What's included

  • Two private 60-minute coaching sessions every month. Live, one on one, built entirely around your business.
  • An objective read on what's actually happening. Your numbers, your pipeline, your time, your patterns and what deserves your attention next.
  • A plan you'll actually execute. Specific actions that fit your strengths, your market and your real capacity.
  • Honest accountability. Someone who remembers what you said you were going to do, and asks about it.
  • Course correction as things change. Because your business, your market and your life will all change in three months.

Here's what it will do. It gives you a regular, structured place to decide what matters, turn that into specific action, look honestly at what's happening, and adjust before you lose another quarter to a plan that stopped working.

About the price

I'm not going to assign a made-up retail value to a coaching hour or stack it up against a fake discount. The honest argument is simpler than that.

Experienced real estate agents routinely make business decisions with meaningful financial consequences. What you spend on marketing. Which listings you take. What you say in a pricing conversation. How you spend the hours you're not getting back. Coaching provides dedicated space and outside perspective for making, executing and evaluating those decisions.

I don't sell this from a checkout page. Every client and I talk first, and if it isn't a fit I'll tell you.

Straight talk

What I will and won't promise you

You are responsible for your results. But you don't have to figure out how to get there alone.

No long-term contract

Coaching is $600 month to month. I strongly recommend committing to the process for at least three months, because anything less rarely gives us enough time to decide, execute, evaluate and adjust. But I don't believe in locking someone into coaching that is no longer valuable to them.

No results guarantee

There is no legitimate promise that hiring a coach will produce a particular result. You remain responsible for your actions and your results. I'm not going to hand you a guarantee that quietly takes that responsibility away from you, because that responsibility is the thing that makes this work.

No money-back guarantee

Same reason. What I will do is be honest with you the whole way through, including about whether this is still worth your money. If it stops being valuable, we'll talk about it and you can stop.

On availability. I only work with a limited number of 1:1 coaching clients at a time. That's not a marketing tactic, it's just the math of two hours a month per person and a life I'd like to keep. When I'm full, I'm full.

Before you decide

The things you're probably thinking

These are the real objections I hear. I'd rather answer them here than have you talk yourself out of it quietly.

I already know what I need to do.

You very well may. Coaching isn't always about discovering something new. Sometimes it's about understanding why something you already know matters isn't happening, determining whether it's actually the right priority, and creating accountability around doing it.

I can't afford $600 right now because I'm not making enough money.

That may genuinely mean coaching isn't the right investment right now, and I'd tell you that on a call.

But if you can afford it and you're waiting for your business to improve before you examine what's keeping it from improving, that's worth questioning.

I've had a coach before.

The relevant question isn't whether you've experienced coaching. It's what you need now, and whether this coaching relationship gives you the perspective, strategy and accountability you're missing.

I don't have time.

The purpose isn't to give you more things to do. It's often to determine what deserves your time and what doesn't.

What if it doesn't work?

There is no legitimate promise that hiring a coach will produce a particular result. You remain responsible for your actions and your results.

What coaching provides is strategy, perspective, accountability and a structured process for evaluating and adjusting what you're doing.

I should be able to figure this out myself.

You probably can. The question isn't whether you're capable of doing it alone. It's whether doing it alone is currently producing the business you need.

Maybe I just need more leads.

Maybe you do. Or perhaps the issue is conversion, follow-up, database engagement, pricing, positioning, consistency, expenses, time allocation or something else entirely.

That's exactly why diagnosis comes before adding another tactic.

Here's how to get it

Ask me for a conversation.

There's no calendar link on this page and no checkout button, and that's deliberate. I work with a limited number of 1:1 clients, and I want to know something real about your business before either of us commits to anything. Tell me where you actually are and I'll tell you honestly whether I think I can help.

What happens after you send this

  • I read every one of these myself. No assistant, no funnel, no automated sequence.
  • If I think we're a fit, I'll write back and we'll find a time to talk. About 30 minutes, on Zoom or by phone.
  • If I don't think we're a fit, or the timing is wrong, I'll tell you that and I'll tell you why.
  • Either way you get a real answer from me. Not a link to a calendar.

Request a conversation

This is a request, not a booking. Nothing gets scheduled and nothing gets charged.

This opens an email to Kate with your answers. She reads every one personally.
