The Success Society
A year-long mastermind for agents who are tired of figuring it out alone.
Twice a month, a group of experienced agents gets ninety minutes to stop running. To think out loud. To ask the question they cannot ask at a sales meeting. To be honest about what is working, what is not, and what they actually want next.
A mastermind first.
There is live coaching inside it. There is structured teaching when the group needs it. But the center of the room is the conversation between the people in it.
Most agents run a solo business inside a building full of other people. You have colleagues, but you do not have peers. There is nowhere to say out loud that you are behind, or bored, or burned out, or quietly terrified that this year will not look like the last good one. So the pressure just sits there.
The Success Society is the room where you get to say it. And then get useful help with it, from people who understand both the business and the pressure that comes with it.
There are no market norms anymore. That is the new normal. Fallout rates are up, buyers walk away from money they have already spent, and the playbook that worked in 2021 does not fit the room you are standing in now.
Real estate runs on giving to everyone else. Most agents have no plan, which produces no clarity, which produces the chase. Chasing leads to burnout and comparison. Fulfillment is what actually sustains.
There is no shortage of tactics. There is a shortage of people who know your market, your capacity and your actual business well enough to tell you which tactic is a waste of your time.
That is what the blind spot is. A group that has watched your business for a year can tell you what you keep avoiding, and can tell you kindly, which is why you will actually hear it.
Standards are what you tolerate. You fall to your standards. Your business and your bank account reflect your standards.
Ninety minutes, twice a month.
This is roughly how a session goes. Roughly, because the plan gets thrown out whenever the room needs something else more, and that has turned out to be some of the best work the group does.
-
First
Gratitudes and wins
Every session opens the same way. Not as a warm-up ritual, but because most agents walk in cataloguing what they did not get done. You do not plan well from a place of lack. The wins are personal as well as professional, and they are small as often as they are big.
-
Then
One thing worth teaching
A short, focused piece of substance. Standards. Systems. Visibility. The psychology of money. Goal architecture. Communication styles. How to actually use AI in a real estate business. One idea, taken seriously, with a worksheet you keep.
-
Then
Breakout rooms
Two or three of you at a time, with a real question in front of you. Where did you drift. Where did comfort win. What actually drove your results last quarter, and was it what you planned. Small rooms mean nobody hides.
-
Then
Back together, and coached live
You bring back what came up and it gets worked on out loud. Somebody's assistant problem turns into everyone's delegation lesson. Somebody's stuck listing turns into a marketing clinic. This is the part members say they come for.
-
Ongoing
Bring your own work
Members submit topics, and they bring real material. A listing that will not sell, with the MLS link and the photos and the social posts, and the group gives it a full review. A postcard before it goes to print. An ad before you spend the money on it. Put it in front of a group that wants you to win.
-
Between
The group does not disappear for two weeks
There is a group chat and a portal. Recordings, worksheets, prompts and resources live there. You can ask a question on a Tuesday and get an answer from six people who know your business.
No note takers. No recordings floating around outside the group. What is said in the room stays in the room.
The through-lines of a year.
These are the threads the group returns to. Not a curriculum you have to keep up with. A set of things worth getting right, revisited as your business and your capacity change.
Standards, not just goals
A goal is temporary. You reach it and move on. A standard is permanent, and it is what you actually live up to on an ordinary Tuesday. We write them, we audit them, and we name the drift: the small negotiations you make with yourself about why you are not showing up.
"Goals are not standards. But habits will lead you to standards."
Visibility
The single fastest thing that reaches your revenue line. We map your real mix across three kinds: organic, in person, and by design. Then we find the gaps and fill them in a way that matches your personality and your bandwidth, not someone else's.
"Do not show up as a realtor. Show up as you. Ask forward questions. The rest takes care of itself."
Systems that are actually yours
Simple, repeatable, shareable, visible. Four types: lead nurture, client experience, marketing, and back office. One at a time, never all at once, and finished to eighty-five percent rather than abandoned at perfect.
"A level work takes so much time and energy and does not make enough difference. Go for solid B."
Planning in ninety-day cycles
Three priorities, not thirty. Goals sorted into easy, middle and guaranteed, then matched honestly to the season you are in: growth, maintenance or recovery. Plus the weekly ninety-minute meeting with yourself that makes the whole thing hold.
"If it is not on your calendar it is probably not going to get done."
The psychology of money
Where your money beliefs came from and how they are quietly making your business decisions. Decision filters that let you say yes or no quickly. And how to break the earn-and-spend cycle so you are building something, not just refilling it.
"When you can afford something, make sure the money is no longer part of the decision."
Communication and personality
Reading the person across from you fast, and adapting to them rather than expecting the reverse. Who moves toward a goal and who moves away from pain. It works on clients, on the agent on the other side of your deal, and on the people you live with.
"It is our job to adapt to our client's communication style, not the other way around."
AI, used like a professional
Not novelty. Client avatars, master prompts, market explanations your client can actually follow, and understanding what your savviest buyers are already doing on their own before they call you. Live demonstrations, real files, real results.
"Your tech-savvy clients are already doing this. Better input, better output."
Getting out of your own way
Perfectionism disguised as planning. The video you have not shot. The newsletter that has been almost ready since March. We name the real reason it has not happened, and what another thirty days of waiting costs you.
"Waiting until it is perfect gets it in front of nobody."
Where you would sit.
The Success Society began as a group built exclusively for Sotheby's International Realty agents. That group continues. A second group is now forming, open to experienced agents from any brokerage.
The Sotheby's International Realty group
Everyone in the room works inside the same brand, the same tools and the same expectations. Conversation moves quickly because nobody has to explain their context first. Shared referral relationships form naturally across markets.
This is the original group and it is continuing into its next year.
The open group
Experienced agents from any brokerage, in any market. Different brands, different tools, different rules, which turns out to be its own advantage. You hear how a problem gets solved somewhere your own brokerage would never have shown you.
Same format, same rhythm, same standards for who gets a seat.
It is intentionally limited.
A group like this only works when the people in it are right for each other. Here is the honest version of who thrives in this room and who does not.
This resonates with agents who
- Value relationships and long-term thinking over the next transaction
- Want structure without rigidity
- Are open to reflection, conversation and being asked a hard question
- Appreciate depth over noise
- Have enough experience to have real problems worth bringing
- Will contribute, not just consume
This is probably not right if you
- Are looking for quick hacks or a constant stream of tactics
- Want a script to follow rather than decisions to make
- Would rather watch recordings than be in the room
- Are not willing to be honest in front of other people
- Need someone to do the work for you
- Cannot commit to a year
Kate Brennan
I have been selling real estate since 2015, and I still sell. That matters, because I am not describing a business I used to have. I am in the same market conditions you are, taking the same calls, watching the same contracts fall apart, making the same decisions about what to spend money on this year.
Before real estate I spent fifteen years as a marketing executive, and before that I was a broadcast journalist. That combination is most of what I bring to a session: I know how to find the story in a business, how to say a complicated thing simply, and how to ask the question that gets past the answer someone rehearsed.
I run this group the way I would want a group run for me. Facilitated so that everyone speaks and no single person sets the agenda. Honest enough that the real problem comes up. Structured enough that you leave with something, and loose enough that we can throw the agenda out when the room needs something else.
The things people ask first.
Do I have to be with Sotheby's International Realty?
Not any longer. The Success Society began as a group exclusively for Sotheby's International Realty agents, and that cohort continues. A second cohort is now forming that is open to experienced agents from any brokerage. The waitlist form asks which one fits you.
Is this coaching or a mastermind?
It is a mastermind first. There is live coaching inside it, and there is structured teaching when the group needs it, but the center of the room is the conversation between the members.
You are not attending a webinar. You are part of a peer group, and you are expected to contribute to it.
What if I cannot make a session live?
Every session is recorded and posted, along with the worksheets and materials. Members who miss a session catch up on the recording.
The group also stays in touch between sessions, so you are not waiting two weeks to ask a question. That said, the value is in the room. If you expect to attend mostly by recording, this is probably not the right investment.
How much is it?
Membership is $250 per month with a one-year commitment.
The year-long commitment is deliberate. It is what allows the group to stay consistent, connected and genuinely useful to each other.
How is this different from what my brokerage already offers?
Brokerage training teaches you a system, and it should. This group helps you decide what to do with your own business, in your own market, at your own capacity, alongside people who have no stake in your production numbers.
It is also built on time. People who have watched your business through a full year know what you keep avoiding, and they can say so in a way you will actually hear. A room that met this morning cannot do that.
How much time does it take?
Two 90-minute sessions a month, held live on Zoom. Beyond that, whatever work you choose to do on your own business.
There is no homework you will be graded on. There is thoughtful accountability, which is a different thing and evolves as the year goes.
I have been in groups like this before and they fizzled.
Most do, usually for one of two reasons: no commitment, so attendance decays, or no facilitation, so the loudest person sets the agenda every time.
The year-long commitment addresses the first. A facilitator whose job is to make sure everyone speaks addresses the second.
When does enrollment open?
Enrollment is currently closed. The waitlist is how you hear first.
Waitlist members are notified before anyone else, are invited to the open house with returning members, and get the first opportunity to claim a seat.
What happens after I join the waitlist?
Kate reads every waitlist entry personally. You will hear from her directly, not from an automated sequence.
When a cohort is ready to open, waitlist members are contacted first and invited to an open house with returning members. There is no pressure and no expectation attached to that conversation.
Tell me you want a seat.
There is no checkout button on this page and nothing gets charged. This is how I find out who wants in, which group fits them, and what they are actually trying to build. When a cohort opens, this list hears first.
What happens next
- I read every one of these myself. No assistant, no funnel, no automated sequence.
- You get notified before anyone else when a cohort is ready to open.
- You are invited to the open house with returning members, so you can feel the tone of the group before you decide anything.
- If I do not think it is a fit, or the timing is wrong for you, I will tell you that and I will tell you why.
- Being on the list commits you to nothing.
